Mortgage Housing Reform and Federal AI Policy – 12/16/2025 Weekly Mortgage update Segment

Hi, I’m Adam De Sanctius, with the Mortgage Minute. The latest news from the Mortgage Bankers Association. Last Thursday evening brought major developments on two fronts that matter for our industry, housing policy, legislation, and artificial intelligence. First, as a counterpoint to the Senate’s Road to Housing proposal, the House Financial Services Committee unveiled its own bipartisan housing package, the housing for the 21st Century Act. This wide ranging bill aims to attack affordability challenges, boost housing supply, modernize local development processes, and strengthen federal housing programs. The full committee is expected to consider the package in a markup session this week. MBA will continue to review the legislation and keep members updated particularly on how the House and Senate proposals differ in key areas like appraisals and reforms to rural housing service programs. Meanwhile at the White House, president Donald Trump signed a new executive order designed to prevent a patchwork of state AI rules and strengthen US competitiveness in a rapidly growing sector. The order establishes an AI litigation task Force directs the Commerce Department to evaluate conflicting state AI laws and calls for developing a national AI legislative framework that would preempt inconsistent state standards. MBA President and CEO Bob Broeksmit in a press statement said MBA welcomes the administration’s focus on creating a clear and consistent federal approach that avoids stifling innovation, raising compliance burdens, and increasing costs for borrowers. MBA will continue working with policy makers on durable guardrails that protect consumers, strengthen the mortgage system, and support responsible AI adoption.
